A due diligence assessment of mechanical, electrical and plumbing building systems was performed for a proposed new office space, followed by design services for the relocation of this law firm’s offices into 87,800 sf on three floors.  Approximately 50% of the new space was renovated as well as all new finishes.  The landlord, GW University, was responsible for renovating the base building HVAC system and providing an allowance to renovate the existing bathrooms and outdoor terrace.  Modifications focused on the interior zones and large conference rooms with minimal renovations to the exterior office ring. An interconnecting staircase between practice floors is existing and will remain as part of the design.
